Nature View sites are large sites with a view of the river out the rear of the site. Sites #1,2,3,4,5 and 6.

Tent Camping
Experience camping under the stars along the Arkansas River, our level tent sites are tucked into the trees or along the river bank. Quiet and secluded from the rest of the campground, with the best views of surrounding mountains and the Arkansas river. Access to our laundry room, bathrooms, showers and more. Perfect for families or adventure travelers who also enjoy nice amenities!
Riverside Tent Camping - A Peaceful Escape
Wake up to the soothing sounds of the river at our spacious riverfront tent sites, perfect for a peaceful getaway. These site accommodates 1-2 tents, making it ideal for familes or small groups. Nestled along the water’s edge, you’ll enjoy stunning views, easy access to fishing or relaxing by the river. At this time there is not a grill at the sites, so please bring your own, or use the community grills by the recreation room. (4 sites total to choose from)

Year Round Cabins/Airstream
Enjoy your stay in our cozy cabins offering year-round accommodations and an endless list of local adventures. These cabins are the perfect balance of rustic charm with modern amenities. “Glamp” year-round in our Airstream steps from the Arkansas River!
Loft

With three bedrooms and two bathrooms, the “Loft” is a spacious and great option for the summer! Steps away from the river with great views of the park and mountains.

Cabin
The cabin includes 1 bed, 1 bath, living room, dining room, and kitchen. Dog friendly with a $75 cleaning fee/per pet. Cleaning fee is $70 per stay.

Airstream by the River
Enjoy the perfect blend of comfort and nature in our stylish Airstream, set in a prime location just steps from the Arkansas River. Fall asleep to the sound of flowing water and wake up ready to explore. With a cozy bed, kitchenette, Wi-Fi, and private river access, this is “glamping” at its finest. Cleaning fee is $50 per stay.
Pet friendly: $75 cleaning fee per pet, two pets max. Please call the office to book your Pet’s stay.

Extended Stay - RV Year Round!
We offer a limited number of extended stay RV sites for full-time travelers wishing to spend a month or longer. The extended stay program offers a beautiful winter atmosphere for the snowbirds, or a longer summer for those who want to spend more time in the area exploring. We are a hub for outdoor adventures and Colorado beauty year round. Pleasant Valley RV park makes it the perfect extended stay spot, perfectly situated along the Arkansas River, close to skiing at Monarch mountain and more!

$600 for Mountain View sites – CALL to Reserve! - $750 for Riverfront – Limited time ONLY.
- $1300 Per Month for Cozy Cabin (Airbnb).
- $1500 Per Month for Airstream (Airbnb).
April '26 - Sept. '26
- Stays up to 90 Consecutive days.
- RV Sites: Dependent on the timing of the extended stay – Starts at $975 per month for Mountain View sites or $1,095 for Nature View sites. Includes electricity. No additional charges for utilities.
- $2250 per Month for 1 bedroom “Cozy Cabin”
- $2475 per Month for Airstream
- $3750 per Month for 3 bedroom “Loft”
Extended Stay & Tax Exemption Policy
Please note that, under Colorado state tax law, only stays that meet the following requirements qualify for tax exemption:
- The stay must be for more than 30 consecutive days (31 days or longer).
- A written rental or occupancy agreement must be in place covering the full stay period.
- The reservation must be booked at our monthly or extended stay rate
Stays of 30 days or less — or those not covered by a written agreement — are considered short-term stays and will include all applicable state and local lodging taxes.
If you plan to stay long-term, please contact our office before booking so we can help set up your reservation correctly and ensure you receive the proper rate and tax status.
